This next category, I have to admit, is a new one to me. In my 16 years of selling real estate, aggressive prospecting, 5 hours a day, never thought of this one. For Lease By Owner. Why would this be an interesting category? Because many of you don’t handle leases and you don’t want to. Think about it, though. Their tenant has just moved out. The place was a wreck. They cleaned it up. It looks great. They’re interviewing tenants on the weekend, and they’re all losers. And they’re thinking “do I really want to start this process all over again?” And then here you go. You pop in and say “have you ever thought about selling the property?” It’s a perfect window of opportunity. The property is ready to go. It’s vacant. “Wouldn’t you like to rid yourself of this headache?” You know, you’ve really got them at their emotional weak point, and the property is ready to go. What a great opportunity. I wish I would have thought of it a long time ago.
